I'm checking around town for some locations for my packaging brewery. We've sent out some feelers to the commercial brokers in town and have gotten a few bites. The two things I'm pretty sure we're having problems with are the 100% HVAC (not worried about that, I can add if needed), and the height requirement.

I've read in a couple places, 20ft inside height is needed. Is this height ideal, or is it needed? Could I get away with 16ft with a 15-20bbl system? So far, I'm looking at $5.50-6.50/sq ft NNN on about 5000-6000 sq ft. I could probably do less than that, but hate to limit my growth potential right out of the box.

Your best bet is to check-out: DME Brewing Service's Web Site (http://www.dmebrewing.ca/cat_equiplist.asp?cattype=1) They list dimensions for all of their equipment. Plan on acquiring space with enough ceiling height to accomodate double batch fermenters, 30 or 40 bbl. unitanks, plus the tilt up height. If you shoot for the minimum you'll inhibit your ability to grow.

I have 16'- in clg hgt. and have 60 bbl. Uni's and BBT's.

Good luck in your search.
